Economic Development Incentives


Our attorneys have experience in structuring economic development inducements.  We work hard on developing cooperative and mutually respectful relationships with government officials at all levels so as to make the incentive process more efficient for our clients.  Through our efforts, many of our clients have saved substantial amounts of money on their projects.

Some examples of work for developers and owners include the following:

  • Obtained an unprecedented tax increment financing (“TIF”) package supported by a back-up special assessment for a regional mall, which involved negotiation with nine governmental entities: three cities, two counties, three school districts and a port authority.
  • Obtained enterprise zoning and tax abatement benefits for several manufacturing clients.
  • Obtained a large grant for a client’s infrastructure improvement.
  • Worked with clients in obtaining grants, low interest loans, and other alternative financing arrangements for their real property development projects.
  • Negotiated a TIF package and developer agreement for a large residential project under severe time constraints arising from a pending law change.
  • Negotiating a TIF package for a commercial development and Joint Economic Development District (“JEDD”) for numerous parcels owned by several owners.
  • Advised numerous clients acquiring property in TIF and JEDD districts and enterprise zones regarding consequence of locating there to their respective businesses.
  • Negotiated a comprehensive package of economic development incentives for a European-based company establishing a presence in Southwest Ohio, including grants, tax credits, tax abatements and revenue bond financing.
